The private hacienda is a deed-restricted community, unique to Vilcabamba. Its entrance situated where the public road ends, the Sanctuary has no thru-traffic. It is protected on three sides by mountains and on the fourth by the Vilcabamba River. The elevation of the property rises from the valley floor at 4839 feet to the mountaintop at 6512 feet. The 24 home sites will consume less than 150 acres of the land. The remainder of the land, more than 500 acres (more than 2000 acres when the mountains are included) will remain as a private preserve for the residents of our Sanctuary. All lots will be provided with water, electricity, high-speed internet, and cellular phone services. All homes will use septic tanks. The 12 Mountain Lots border more than 500 acres of private wilderness within the hacienda. They range in size from 4.93 to 6.1 acres. Mountain Lot homeowners will have access to the river at a river park for all residents. Each of 12 River Lots has at least 300 feet of river frontage. These lots range in size from 2.25 to 4.88 acres. River Lot homeowners will have access to the mountains (for hiking, climbing, walking, etc.) via numerous public footpaths. See below for Lots sizes and pricing. The home sites are lush with vegetation, birds, and butterflies, and they feature many mature trees. The residents will be able to keep horses at home, or board them at our stables. The residents will be able to fish the river, and kayak, wade, and swim. The residents will also be able to garden the organic and fertile soil. Thanks to the abundant sunshine and water (there are two irrigation canals on the property), our residents will be able to grow just about anything, including papaya, mango, guava, avocado, cherimoya, bananas, coffee, oranges, grapefruit, tangerines, lemons, limes, berries, coconut, and all kinds of vegetables and flowers. Quintas and Lots include new roads, water, electricity, internet, river access at small park, stables’ and corrals’ usage (fee), hiking and horse trails. Deed restricted community. Prices are fixed and include access to water, electricity and internet, Equestrian and Hiking Center and River Park usage, and hiking and horseback riding trails. Hacienda is a deed-restricted and gated community. Monthly maintenance fee (Lots, $115; Quintas, $150). Monthly Community Fund fee, $10. The maintenance fee pays for utility costs of common areas (lights, water systems), the overall upkeep of the property (roads; water, electric, and internet systems; entrance; river park; and horse and pedestrian trails, etc.), provides security gate personnel, and covers other necessary communal expenses. The Hacienda Community Assistance Fund is used to aid people in the adjacent Chaupi and Vilcabamba area neighborhoods. |
